The Three Roles: Architect, Builder, and Project Manager

The architect designs the building and produces the technical documentation. Their contract administration role involves assessing claims and issuing instructions, but it is not the same as managing delivery.

The Builder

The builder constructs the works and carries the construction risk under the building contract. Their commercial interest is not always aligned with yours.

The Project Manager

The project manager represents the client's interest across the whole programme — brief, budget, procurement, and handover. On complex projects the three roles are complementary, not interchangeable.

Do I need all three roles?

On a complex project they are complementary. On a simple one the architect may administer the contract.

Is contract administration the same as project management?

No. Contract administration assesses claims; project management runs the whole delivery.

Who represents my interests?

The project manager — the builder carries construction risk, not your budget.
